Understanding the Franklin Contractor Market

A town of 33,261 people on I-495, home to America’s first public library.
Franklin had 33,261 residents at the 2020 Census, spread over about 27 square miles of Norfolk County. Settled in 1676 as the western part of Wrentham, it was incorporated in 1778 as the first municipality in the country named for Benjamin Franklin. He sent 116 books instead of a church bell, and in 1790 the town voted to lend them to residents for free, creating the first public library in the United States. Franklin keeps “Town of” in its name but runs under a city form of government. Dean College sits downtown, the town has two National Historic Districts, and the MBTA Franklin Line stops at Franklin/Dean College and Forge Park/495. Along I-495, Forge Park is a roughly 277-acre industrial and R&D park at Route 140, and the Franklin Industrial Park and Grove Street corridor add more business property. For contractors, that means a mix of historic downtown homes, newer residential neighborhoods, and commercial and industrial work along the highway.

Downtown Franklin

Main Street and the town center, home to Franklin Public Library at 118 Main Street, shops, and older homes.

Dean College Area

Historic buildings around Dean College, many now used for college offices and dorms, inside one of the town’s two National Historic Districts.

Forge Park

An industrial and R&D park of about 277 acres on Forge Parkway, National Drive, and Route 140, right next to the Forge Park/495 station.

Franklin Industrial Park

Business and industrial property along I-495 and the Grove Street corridor.

Route 140 East

The commercial stretch of Route 140 east of downtown, with shopping plazas and the Franklin Country Club nearby.

Franklin State Forest Area

Residential streets near Franklin State Forest and the Town Forest, two of the town’s largest open spaces.
Key differentiator: Franklin has a historic downtown, growing residential neighborhoods, and a large commercial and industrial base along I-495. Contractors who rank for both homeowner searches and commercial work keep a steadier schedule.

We build separate residential and commercial pages, posts, and keywords so you show up for both kinds of Franklin jobs.
